This study is a zoning and development analysis of east 49th street between east 4th and east 8th avenues in Hialeah. Further, this project provides a vision and development recommendations for properties fronting the street. The premise is to assess the potential of the corridor as it develops into a mixed-use environment incentivizing future development based on new land-use conditions, city-making, and demand while respecting and improving the residential context around it. Therefore, the study considers properties north and south of the corridor, beyond those fronting it, to understand the impact future development may have on the neighborhoods and districts.
