Westdale Wynwood’s concept follows directly in line with the transitions called for in Miami 21. East, West, North + South.
The neighborhood has been referred to as Little San Juan, a name reflecting the Puerto Rican population that moved into this neighborhood in the 1950s and 1960s, many of whom worked in the garment district to the south of NW 29th Street in Wynwood. Many of the institutions in the neighborhood still retain and carry the influence of the Puerto Rican community – the De Hostos Senior Center on NW 2nd Avenue to the south of the block, the Mission San Juan Bautista and Roberto Clemente Park further north along NW 2nd Avenue.
The Westdale Wynwood Block is uniquely located between several civic uses and large buildings to the east and south, and west, and the duplex typology that exists in the residential neighborhood immediately to the north, which supports the proposed change in zoning and redevelopment for multifamily housing of 3-5 stories. Namely, to the east is existing T5 (5-story) zoning along NW 2nd Avenue; across NW 2nd Avenue is the All Boys School; to the south, across NW 30th Street is the MDC De Hostos Senior Center, AT&T utility building, and the expansive Hartner Elementary School campus, to the west is a 4-story senior living facility.
